Based on my constant research and monitoring of the Frisco, Texas real estate market, this is what I am noticing: The starting list prices of properties are hedging higher than they were a couple years ago. The good thing is that well-priced properties and especially updated properties are moving.
These days, more buyers are looking for great houses ie already updated with today's features than those who are looking for fixer-uppers. My guess is that with the lifestyles buyers are living these days - outdoor activities and pursuing hobbies, there are not much time left in the day for major remodeling. Plus, it costs alot more to put in hardwood floors, granite countertops and stainless appliances than to find houses that already have these highly-sought features.
The Frisco, TX real estate market has definitely improved now (April, May 2008) when compared to six months ago. The foreclosed properties now owned by banks are priced attractively and buyers are moving them FAST!
